Buyers Agency
Buyers agents in a real estate transactions, as the name says, works for the buyer on during the home buying process.  When your CENTURY 21 American Properties, Inc agent represent you, they will not divulge personal or confidential information about you to the seller. 

Sellers Agency
This is form of agency is commonly used when a CENTURY 21 American Properties, Inc real estate agent list a property for a seller.  During this agency as with the buyers agency, the agent will not divulge any personal or confidential information to the other party.  This agent works on behalf of the seller.

*Sometimes during a transaction a real estate agent can work with a buying in a sellers agent capacity.  This is uncommon but perfectly legal.  It should be disclosed to the buyer prior to the transaction.  In this situation anything a buyer tells the agent can be relayed to the seller.   An example would be if the buyer mentioned they would pay more for the house or property.

Dual Agency
Dual agency can occur when the buyer chooses to purchase a home that is listed with the real estate firm that their agent works for.  This form of agency is common.  During this agency form, the agent can not reveal any information that would be confidential or personal to either party about either party.  Each item of a confidential matter will be kept private.  In this capacity the agent is basically a facilitator and is working to handle the transaction in a fair and professional manner.  If a seller of a property does not elect to accept dual agency contracts then they maybe eliminating any potential buyers from the firm they are listed with.  Also if a buyer decides they do not want to accept dual agency they will be eliminating the listing that the firm has.
