Once your CENTURY 21 American properties, Inc agent has shown you a property in Swansboro, that you would like to rent, the next step will be signing the lease.

During the lease signing process, you will have to fill out a credit application and list your last residence.  It is a great idea to have the telephone number and a contact person for the last place you lived.  This will be used as a rental reference.   It is okay if you lived with a parent or in base housing.  Just make sure you note it on the lease with the mailing address.   Once you complete filling out your credit application you will have to pay a nonrefundable $20.00 application fee. 









Once everything checks out the next step will be to sign the lease.  The leases CENTURY 21 American Properties, Inc. is a North Carolina approved lease that has also been approved by base housing.  If at any time you read something you do not understand please ask.  We do understand there is a lot of information on a rental lease and CENTURY 21 America properties, Inc. property management staff would like you to understand the terms of the lease. 

                                                                                                 

After the lease is signed you will have to pay a security deposit. The security deposit is generally equal to one months rent. If you are on the Military Set Aside Program you will have some additional paperwork to fill in.  Once the paperwork is filled in you will have to go to the base housing office to see if they approve you.

When everything is signed and approved it is time to get your keys and move in.   Most properties CENTURY 21 American Properties, Inc. has under property management, utilities are not included.  Please ask one of the property management staff members for a list of utility companies.

You will receive a copy of the lease, keys and a move in inspection form. 

The move in inspection form is for your protection.  Please fill out this form and return to the office within 7 days of your lease date.  On the move in inspection form please be as detailed as possible about any discrepancies you find in the property.  Please note this is not a repair list but a list of the condition of the property.   Be sure to make a copy before you turn in the move in inspection form.   This form will be put in the property file.  Once your lease term is complete and you have moved out of the property, we will do a move out inspection.  CENTURY 21 American Properties, Inc. inspector will reference the move in inspection form that you turned in if we find any discrepancies.
